Real property taxes are paid at the end of the year. They are not due and payable until October of the year for which they are due. At closing, taxes are prorated, meaning the seller pays the buyer his share of the year’s taxes. Then the buyer pays the full bill when received. When a closing takes place between January and October, the amount of the current year’s property tax assessment is unknown and the parties base the tax proration on the prior year’s amount.
